Pricing structure
At MJC, we believe in transparent and straightforward pricing with no hidden fees.
Our pricing structure is designed to be clear, fair, and accessible, ensuring you receive expert inspections and detailed reporting without compromise.
For inspections covering 30 doors or fewer in a single property, a base rate of £75 applies.
For projects exceeding 30 doors, the £75 base rate is waived.
For Tier 4 (Intrusive Architrave Survey only), the £75 base rate is waived when 10 or more doors are inspected under this tier.

TIER EXPLANATIONS
Tier 1 – Visual Fire Door Inspection A non-intrusive survey assessing all visible components of the fire door. This includes the door leaf, frame, hinges, locks, overhead closers, intumescent and smoke seals, glazing (if applicable), and gap tolerances. Ideal for routine compliance checks and general condition reporting.
Tier 2 – Compartmentation Survey Focused on passive fire protection beyond the door set. Each action refers to a specific issue identified, such as unsealed service penetrations, breaches in fire-rated walls or ceilings, or missing fire stopping. Each action is documented with images and location references.
Tier 3 – Visual plus Intrusive Hardware Survey Includes all Tier 1 checks plus removal of hardware (such as locks or closers) to inspect for hidden defects, missing intumescent pads, or improper installation. All components are reinstalled after inspection. This tier is suitable for clients requiring deeper compliance assurance without full architrave removal.
Tier 4 – Intrusive Architrave Survey Only Focused solely on inspecting behind the architrave to verify the presence and condition of fire-rated materials. No visual or hardware checks are included. This tier is often used for targeted compliance verification where architrave integrity is in question. The architrave is reinstalled after the survey. The £75 base rate is waived when 10 or more doors are inspected under this tier.
Tier 5 – Visual plus Intrusive Architrave Survey Combines Tier 1 visual inspection with full architrave removal. This allows for a complete assessment of both visible components and concealed fire stopping behind the frame. The architrave will be put back and resealed after inspection. Recommended for high-risk areas requiring full compliance verification.
Tier 6 – Full Intrusive Survey (Hardware and Architrave) The most comprehensive option. Includes visual inspection, hardware removal, and architrave removal. Provides full visibility of all compliance-critical elements, both external and internal. All components are made good after removal, including reinstatement and resealing of architraves. Ideal for new installations, remedial verification, or regulatory audits.

What to Expect During a Fire Door Survey
When our team arrives, you can expect a professional, efficient, and unobtrusive service delivered by engineers who understand both the regulatory landscape and the operational realities of your site.
We work with minimal disruption, ensuring your daily operations continue uninterrupted while we carry out inspections.
Access Requirements: Clear access to both external and internal sides of each fire door is required to complete a full evaluation, including:
-
Door leaf: checked for damage, warping, or defects
-
Intumescent and smoke seals: assessed for continuity, wear, and correct installation
-
Hinges, locks, and closers: verified for secure fitting and functionality
-
Frame and gaps: measured for alignment, clearance, and regulatory compliance
-
Glazing (if applicable): confirmed as intact, fire-rated, and correctly installed
Timeframe per door: Inspection time ranges from 10 to 30 minutes per door, depending on the selected tier.
-
Visual-only surveys typically require 10 to 15 minutes
-
Intrusive surveys involving hardware or architrave removal may take up to 30 minutes
Compartmentation Surveys
Our compartmentation inspections go beyond the door set to assess the integrity of surrounding passive fire protection systems. We identify and document:
-
Unsealed service penetrations (pipes, cables, ducts)
-
Breaches in fire-rated walls, ceilings, and voids
-
Missing or degraded fire stopping materials
-
Incomplete sealing around structural junctions
Each action is logged with photographic evidence, location references, and compliance notes. These surveys are essential for maintaining compartment integrity and ensuring that fire and smoke cannot spread between zones.
Architrave Surveys
Architrave inspections provide visibility into concealed fire stopping behind the door frame. We remove the architrave to verify:
-
Presence and condition of fire-rated materials (e.g. foam, sealant, mineral wool)
-
Correct installation and continuity of fire stopping
-
Signs of degradation, voids, or non-compliant materials
After inspection, all architraves are reinstated and resealed to maintain both compliance and finish. These surveys are critical for post-installation verification and high-risk areas where concealed defects may compromise protection.
Post-Inspection Reporting
Following the survey, you will receive a structured, door-by-door report via our secure One Trace system. Reports include:
-
High-resolution images
-
Compliance status and defect notes
-
Recommended remedial actions
-
Tier-specific findings and reinstatement records
Our documentation is designed to be clear, actionable, and audit-ready, supporting both internal compliance teams and external regulators.
